Five things, done properly, all winter. Every property gets a written scope before the season — a set trigger depth (the 3 inches of snow that sends us out), stacking, priority, and who to call at 4 a.m.
Residential driveways
Season-long plowing on a set trigger depth, with stacking planned so you don't lose parking by February.
Second homes
Cleared before you arrive. We coordinate with your property manager so the drive's open when you land.
HOAs & condo associations
Drive lanes, guest parking, dumpster access, and mailbox pads on one written scope with a single point of contact.
Small commercial lots
Gas stations, restaurants, schools, offices, retail — open before your doors are, on an early-morning trigger. Cinders or mag chloride on the icy grades when you need it (add-on).
Roofs & walkways
Roofs & ice dams (add-on): Roof and eave clearing when the load builds, plus hand-shoveling for entries and steps. Priced as an add-on.

We're a second-generation, family-run snow operation, plowing the Edwards and Avon area since 1993. Most of our work still comes by word of mouth — driveways and lots we've cleared so many winters we know where the snow stacks and where the ice hides.
Kurt Keltner started this business in 1993. His daughter Jess took it over in 2017 and owns it today. She's in a truck on the same route he ran — second generation, same valley.
Now we run HOA, association, and commercial contracts alongside the driveways. Same crew, same phone number, and the owner still answers it.

Pre-season walk
We walk the property with you, mark stacking areas and hazards, and agree on priority order.
Written scope
The 3-inch trigger, what's plowed, which add-ons you want (cinders, mag chloride, sidewalks, roof, haul), and the season price. No surprises.
Nov 15 – Apr 15
Standard season term. Unlimited plowing at your trigger depth; early or late storms handled per storm.
Billing
Pay monthly, or the full season up front for a discount. Plow dates on every invoice; add-ons invoiced after service.

Tell us about the property.
We reply within one business day with a seasonal price and a proposed scope. Pre-season requests get first spots on the route.
Questions we get every fall
Three inches starts the trucks (a little less on commercial lots and HOA drive lanes if you want). We set it with you before the season so nobody has to call during a storm.
Overnight storms are cleared for morning departure. Commercial and association properties come first in the pre-dawn window, then residential driveways. If it keeps snowing, we come back.
Sometimes, if the property is on our existing route through Edwards, Avon, or Singletree. Pre-season sign-ups always get priority, so call in the fall if you can.
Every driveway and lot is different — length, grade, stacking room, and how much hand work is involved. We quote after seeing the property, and the number holds for the season.
Yes. We carry general liability and can send a certificate of insurance to your HOA board or property manager on request.
We can apply cinders or mag chloride as an add-on — though the high-altitude sun clears most drives on its own. When ice is the real issue on grades, entries, or walkways, de-icing is available as an add-on. Mag chloride won't chew up pavers and stamped concrete the way rock salt does.
We work on seasonal contracts — it's more reliable for you, because you're on the route before the storm and your price is locked. One-time clears only if you catch us and can pay cash on the spot.
